Step by Step Purchasing Procedure in Turkey
STEP 1 Find a Turkish property for sale that you would like to buy and agree the price with the seller.
STEP 2 Sign a purchase contract and pay a deposit (Amount of the deposit is negotiable and it varies one developer company to another).
STEP 3 Appoint somebody to legally represent you in Turkey to complete all the paperwork. This is the person to whom you give the power of Attorney. Normally this is one of our solicitors in Turkey but can be whoever you wish. If you prefer, you can do all the paperwork yourself. STEP 4 You or your legal representative goes to the relevant government offices to investigate all the legal details of the property being sold i.e. who is/are the legal owner(s), does the building comply with all the relevant regulations, is it listed at the local land registry etc. At the same time your representative will have to apply to the regional military authority for permission for you to own the property. This is generally a formality as you are unlikely to be buying a property on the edge of a militarily sensitive zone. Currently this process takes about 8 weeks.
STEP 5 When all the footwork has been done and legal documents have been successfully compiled you will need to return to Turkey to finalize the transaction in the presence of the land registry officer with a translator present. At this point the remainder of the money is paid over and the deeds to the property are registered in your name.
STEP 6 You have now bought your property in Turkey!
